Some of a mortgage payment goes to taxes and insurance rather than equity, and that math doesn’t even include appreciation. But owning also lets you control your costs, avoid rent increases, and stop worrying about having to move.
The advantages of buying now
As of late 2026, buyers are in control. With little competition, you can negotiate heavily on price, repairs, credits toward rate buy-downs, and terms. The disadvantages
Rates. After years of near-free money, 7% and higher hurts. Buy when you’re ready and can afford it. Don’t count on a refinance, though if rates drop you’ll be in even better shape. Don’t over-buy. If you’re a first-time buyer, consider a setup that lets you comfortably live with a roommate. You can often live for less than rent that way. Save, invest, and keep moving forward on your terms. Don’t let rates stop your progress.
